Roof Inspection
Roof inspection and maintenance should be done each year before harsh winter weather sets in and involves inspection of both the interior and exterior roof elements. If undetected roof problems are left untreated they will get worse. This much can be guaranteed.Emergencies may require quick (temporary) fixes. But these fixes are not to be considered permanent solutions. Later, as soon as reasonably possible, you'll still need to look at a permanent repair/solution.
Interior Roof Inspection
- Inspect roof attic vents to ensure they are clear of obstructions. Heat and moisture need the ability to vent to avoid damage to your roof and support beams.
- If required, install additional roof vents to prevent ice-damming (the formation of icicles). As a general rule, there should be about one square foot for both intake and exhaust ventilation for each 300 sq. foot of attic space.
- Ensure (add more if necessary) adequate attic insulation to prevent roof icing.
- Inspect ceiling and dry wall from the baseboards up for signs of moisture indicating a possible roof leak.
Exterior Roof Inspection
- During the spring and fall, trim back overgrown vegetation that can affect roof areas.
- Clean debris from roof and gutters.
- Remove damaged caulking and roofing cement and repair as required.
- Check flashings for damage. Ensure they are secure to brick/siding or other surface.
- For loose asphalt shingles, apply roofing cement to re-secure.
Emergency Fixes
- If you can see the leak from in your attic, attach a string at the location and place a bucket underneath.
- For small holes in the roof shingles metal flashing areas, use some cold/wet applied patch.
- Damaged shingle can be temporarily repaired by placing a piece of metal flashing under the damaged area.

- Insist on a written quote from licensed and bonded professionals only.
- Get everything in writing. Any proposal should include a payment schedule, start and end dates and any other concerns you may have.
- Contractors should offer a contractor's warranty (for installation) and manufacturer's warranties (for materials).
- Ask for and contact references.
